New and used home pricingIt is very hard in today’s market to get an exact price for a manufactured home over the phone. Suggested retail prices do not exist simply because of the large amount of options available for the homes. One home can easily cost thousands more or less than another home based solely on the options added to it. Most manufactures allow you to upgrade almost anything in the home including windows, floors, walls, cabinets, and appliances. It is possible to get a price range, but the ranges may be very broad. Many homes that are sitting at a sales center may have many options installed already, which can raise the price. If two dealers have the same model home, but the prices are different, it is probably because of the options that are installed. When shopping around and comparing prices, know what options you want so you can accurately compare prices. Get the price of the home with all of the options you want in writing to assure that you are not charged extra. Also, remember that setup and delivery of a home are not always included in the price and can cost extra. Have your salesperson calculate the setup and delivery fees into the price before giving you a quote. These fees will depend upon the geographical location. Have all of the costs in writing before you make a commitment. Buying a repossessed home A repossessed home can be a great opportunity to purchase a quality home at a lower price. A repossessed home can also offer relief to a person with credit constraints or a limited budget. Many repossessed homes come with limited warranties and have had necessary repairs and upgrades made prior to selling. When buying a repossessed or used home be sure to have everything put in writing by the sales center, making sure all changes and commitments are included in the sales contract. This precaution will aid with any disputes if small changes and amendments have not been carried out by the sales center. |
